Monday, February 23, 2026 12 Community Events Property owners in the Town of Devon will receive their 2026 Property Assessment Notices by mail before the end of February. These notices provide the updated assessed value of your property and are an important part of how annual municipal taxes are calculated. What Your Assessment Notice Means Your assessment notice reflects the market value of your property, which is determined each year using provincially regulated mass appraisal techniques. This ensures a fair and equitable distribution of property taxes—homes with similar market values pay similar amounts. For 2026 assessments: Market value date: July 1, 2025 Physical condition date: December 31, 2025 This means your 2026 assessment represents what your property would likely have sold for on July 1, 2025, considering its condition at year-end. Please note: Your assessment notice is not a tax bill. Property tax notices will be mailed in May and are due June 30, 2026. Why Property Values Change Property values can increase or decrease depending on: Real estate market trends in your neighbourhood Recent property sales of comparable homes Physical changes to your property, such as: Home renovations or upgrades Finishing a basement Adding a garage or building addition Supplementary Assessments If your home or building was under construction as of December 31, your notice will show: The assessment for the lot, plus The assessed value of the building based on its level of completion If construction is completed or the building becomes occupied in 2026, you may also receive a supplementary assessment.
