Residential properties will see increase of $42 per $100,000 assessed value

Devon’s 2026 Tax Rate Bylaw was approved by Council at their May 11, 2026, Council Meeting.

For the 2026 Budget, a residential property with an average assessed value of $450,000 will see an estimated combined property tax increase of approximately $191 per year — or about $16 per month. This increase includes the municipal property tax portion, as well as requisitions collected on behalf of the Province of Alberta and the Leduc Regional Housing Foundation.

Understanding Property Assessment
Property taxes are based on the assessed market value of a property as of July 1 of the previous year, as regulated by the Province of Alberta. Property assessments help ensure taxation is distributed fairly among property owners based on property value. For 2025, the average residential property in Devon saw an estimated 10 per cent increase in their assessed value.

To fund the 2026 Municipal Budget, Devon households will see an increase of $42 per $100,000 of assessed property value on their property taxes. For a residential property with an average assessed value of $450,000, this represents an estimated property tax increase of approximately $191 per year.

Breakdown of Property Tax Assessment for assessed value of $450,000

  • Municipal Property Tax ~$158/year
  • Provincial Education Requisition (collected on behalf of the province) ~$33/year
  • Leduc Regional Housing Foundation Requisition ~$0/year
  • Total estimated combined increase ~$191/year

Other Taxing Authorities
In addition to municipal taxes, the Town of Devon is required to collect requisitions on behalf of other taxing authorities. These amounts appear on property tax notices, but they are not set or controlled by the Town

Provincial Education Requisition
The Provincial Education Requisition helps fund Alberta’s public and separate school systems for grades 1–12. Municipalities are required to collect this requisition on behalf of the Province.

In 2026, the Provincial Education Requisition for a residential property with an average assessed value of $450,000 will increase by approximately $33 per year.

Leduc Regional Housing Foundation Requisition
The Leduc Regional Housing Foundation provides affordable and supportive housing services to residents across the Leduc region, including Devon. The Town is required to collect this requisition on behalf of the Foundation.

In 2026, the Leduc Regional Housing Foundation Requisition for a residential property with an average assessed value of $450,000 will decrease by approximately $2 per year.

Both requisitions will appear separately on 2026 property tax notices.

2026 Budget Notable Items
Key factors contributing to the municipal budget increase include:

  • Reduced revenue from fines due to the phase out of Automated Traffic Enforcement
  • Continued investment in IT infrastructure and cybersecurity 
  • Increases at Devon Fire/Rescue to improve capacity and transition paid on call firefighters to casual employees of the Town
  • Increased transfers to tax supported capital reserves
  • Increased operating costs at the GFL Twin Arena & Devon Community Pool
  • Continued rise in operating costs due to inflationary pressure

“Council understands that property taxes have a direct impact on residents and businesses, and we take that responsibility seriously,” said Mayor Craddock. “The 2026 Budget reflects our continued commitment to maintaining reliable municipal services, investing in Devon’s infrastructure and planning for the future. While some costs are outside the Town’s control, Council remains focused on making thoughtful decisions that support the long-term sustainability and affordability of our community.”

Tax Notices and Payment Information
Property tax notices will be mailed out to residential and non-residential property owners by May 31.

Payment is due on or before June 30, and can be made:

  • In person at the Town Office at 1 Columbia Avenue West, Devon, AB
  • Our pre-authorized plan (PAP) to make convenient monthly payments.
  • OptionPay – Pay online using OptionPay, a secure third-party service for credit cards.
  • Electronic payments - note, not all financial institutions have the same payment deadlines. Please ensure you check with your financial institution for cut-off and processing times.
  • Postdated cheques may be dropped off with the detachable portion of the tax notice at the Town Office between 8:30 a.m. and 4:30 p.m. at reception or after hours in our drop box.
